Property check · England & Wales

Know what the registers say about a home before anyone offers on it.

Enter an address with its postcode. The check reads the public registers it can reach, flags what a buyer, agent or lender would ask about, and seals the result so it can be proved later. Results appear on screen in about a minute, with nothing to wait for by email or post.

Free, no account needed. Create one afterwards to keep your checks and favourite properties.

Fixture data stands in for the sources that need keys or Land Registry onboarding, so you see a complete certificate.

Address resolution: OS Places (UPRN, plot-level).

What you get, and what it costs

Everything is produced the moment you ask for it; nothing arrives later by email or post.

Property check

Free

What it is. A read of every public register we can reach for one address, in about a minute.

What it shows. Planning constraints and applications, flood risk, mining, protected areas, the building's construction and energy certificate, broadband and mobile coverage, the water supplier plus power lines, substations, pipelines and watercourses mapped nearby, schools, transport and crime nearby, the price history, and pictures of the property, with plain-English findings and a verdict per section.

When you need it. Before you view, before you offer, or before you list, to see what a buyer's conveyancer will find later.

Available now, instantly, no account needed. Save it to a free account afterwards to keep it.

Title plan

£9.99 add-on

What it is. HM Land Registry's official map of the registered land, with its extent edged in red.

What it shows. Where the registered boundaries run, what is included, and any land coloured or hatched because the register refers to it. Boundaries on the plan are general, not precise to the centimetre.

When you need it. Boundary questions, a disagreement with a neighbour, an extension, or any doubt about what is included in the sale.

Delivered instantly with the certificate.

Are you an estate agent or conveyancer?

Certificates on account

£14.90 per certificate, verified accounts

What it is. Full certificates on account, billed monthly by Direct Debit, for firms that run several checks a week.

What it shows. The same certificate in the agent or conveyancer view, with the seller's declaration and the material-information items a listing must disclose.

When you need it. At instruction, before marketing, so the listing is right first time.

Create an account as an estate agent or conveyancer to be first when accounts on invoice open.

Prices exclude VAT where it applies. You can buy the raw title register or plan yourself from HM Land Registry; what you pay us for is having it read, checked against thirteen other sources, explained, sealed and kept.

Seal anchoring

Last batch 10 Sep 2026, 09:31 UTC

Every certificate is sealed with SHA-256. Seals are batched into a Merkle tree whose tip is timestamped on Bitcoin through OpenTimestamps, every 10 minutes. How anchoring works.
